Plumbing questions, answered
Everything people ask us most often about pricing, response times and the work itself.
Do you offer 24 hour emergency plumbing in Michigan?
Yes. Our Michigan line is answered 24 hours a day, seven days a week, including weekends and holidays. Emergency calls such as burst pipes, sewage backups and active leaks are prioritized ahead of scheduled work.
How fast can a plumber get to me in Michigan?
For emergencies in Michigan we dispatch on the same call and give you a real arrival window rather than an all-day block. Scheduled work is normally booked same day or next day.
How much does a plumber cost in Michigan?
We quote flat by the job, not by the hour. You get the full number before any work starts, so the invoice matches the quote. There is no meter running while you decide.
Do you charge extra for nights and weekends?
After-hours rates are stated on the phone before we dispatch, so there are no surprises when the invoice arrives. You always know the number in advance.
What plumbing services do you provide in Michigan?
Emergency repairs, drain cleaning and hydro jetting, sewer line repair and camera inspection, water heater repair and replacement, tankless installation, leak detection, repiping, toilets, sump pumps, gas lines and commercial plumbing.
Can you fix a burst pipe in Michigan today?
Yes. Burst pipes are treated as top priority. Call and we will start walking you through shutting the water off while a plumber is being dispatched to your address.
Do you work on both residential and commercial properties?
We do. Residential work covers houses, condos and rentals across Michigan. Commercial work covers restaurants, offices, retail and multi-unit properties, generally scheduled after hours so business isn't interrupted.
What areas around Michigan do you cover?
We cover Michigan and the surrounding communities across Michigan. If you're near Michigan and unsure whether you're in range, call and we'll tell you straight away.
Do you really answer at night in Michigan?
Yes. Our Michigan line is staffed around the clock, including weekends and holidays. You reach a person, not a voicemail box.
What should I do before the plumber arrives?
Shut off the water at the fixture stop if you can reach it, or at the main shutoff. Move anything valuable off the floor and open a lower faucet to drain pressure from the line.
How fast can you get to a burst pipe in Michigan?
Burst pipes are treated as top priority on our Michigan board. Call and we will give you a real arrival window on that call.
Will you have to open up my walls?
Sometimes. We make the smallest access cut that lets us reach the break cleanly, and we show you where it will go before cutting.
My ceiling is stained but nothing is dripping. Is it urgent?
Treat it as urgent. A stain means water has already saturated the material above it. The leak is active or was recently, and both are worth a same-day look.
Can you find a leak without tearing up my house?
Usually, yes. Meter isolation, acoustic listening and moisture mapping locate most leaks in Michigan homes before anything gets opened up.
How accurate is leak detection?
On pressurized water lines we typically locate to within a small marked area, which keeps the access cut and the repair cost down.
My water bill doubled but I see nothing. What now?
That pattern usually points to an underground or slab leak in Michigan. A detection visit will confirm it before you spend anything on digging.
Is a warm spot on my floor always a slab leak?
Not always, but it's the classic sign of a hot water line leaking under the concrete. It's worth confirming quickly, because slab leaks undermine the ground beneath the foundation.
Do you have to jackhammer the whole floor?
No. Once the leak is pinpointed we open a small section, or reroute the line overhead and leave the slab intact.
Why does my drain keep clogging after it's cleared?
Because cabling punches a hole through the blockage rather than removing it, and because roots or a bellied pipe will refill the line. A camera inspection in Michigan shows which one you're dealing with.
Are chemical drain cleaners a bad idea?
They rarely clear a real blockage and they sit in the pipe damaging older joints and seals. They also make the line hazardous for whoever opens it next.
Is hydro jetting safe for older pipes?
It is when the line is inspected first. That's why we camera before jetting in Michigan — on a cracked or badly corroded pipe we recommend repair instead.
How long does jetting last compared to snaking?
A properly jetted line stays clear far longer because the pipe wall is actually clean, not just perforated through the middle of the clog.
How do I know if my sewer line is broken or just clogged?
Repeat backups, sewage odor, patches of unusually green lawn or a soft spot in the yard point to a broken line. A camera inspection in Michigan settles it in one visit.
Can you replace a sewer line without digging up the yard?
In many cases, yes. Lining and pipe bursting work through existing access points and leave the lawn, driveway and landscaping largely undisturbed.
Should I scope the sewer before buying a house in Michigan?
It's one of the cheapest ways to avoid a very expensive surprise. Standard home inspections do not include the sewer lateral, and that line is the buyer's responsibility once you close.
Do I get to keep the video?
Yes. The recording and the written summary are yours, regardless of who does any repair work afterward.
My water heater is making a rumbling noise. What is that?
Sediment. Minerals settle to the bottom of the tank and water boils underneath the layer. Flushing usually resolves it, and it's a good sign the tank needs attention before it fails.
Is it worth repairing a 12-year-old water heater?
Usually not. Past roughly ten to twelve years the tank itself is the weak point, and a repair doesn't extend the life of a corroding tank. We'll price both so you can decide.
How long does a water heater replacement take?
Most straightforward tank swaps in Michigan take a few hours start to finish, including drain-down, install and testing.
What size water heater do I need?
A 40 gallon tank suits most one to three person households, 50 gallon covers three to four, and larger homes with multiple simultaneous showers do better on 75 gallon or tankless.
Do tankless heaters work well in Michigan winters?
They do when sized for it. Incoming water is much colder here in January than in summer, so we size on winter inlet temperature — undersized units are why some people are disappointed.
Do I need a bigger gas line for tankless?
Often, yes. Tankless units draw significantly more BTU at peak than a tank. We check the meter and line size in your Michigan home before quoting.
My toilet runs constantly. Is that expensive?
It can waste a remarkable amount of water over a month. The usual cause is a worn flapper or a fill valve that no longer seats, and both are quick fixes.
Water is seeping around the base of my toilet.
Stop using it and call. That's typically a failed wax ring or a broken flange, and the water is going straight into the subfloor rather than the drain.
How often should a sump pump be replaced?
Most pumps run reliably for several years of seasonal use, but they should be tested every spring and fall. A pump that runs constantly wears out much faster than one that cycles occasionally.
Do I need a battery backup in Michigan?
If your basement is finished or you store anything on the floor, it's worth it. Storms that overwhelm the pit are the same storms that take the power out.
My disposal hums but doesn't spin.
That's almost always a jam rather than a failed motor. Cut the power at the switch before anything else — never reach into the chamber with the circuit live.
What shouldn't go down a garbage disposal?
Grease, coffee grounds, fibrous vegetable peels, pasta and rice. Grease is the worst of them because it coats the whole line downstream and causes clogs well past the kitchen.
I smell gas. What do I do right now?
Leave the building. Don't flip switches, don't use the phone inside, don't light anything. Call the gas utility from outside first, then call us for the repair.
Can you run a gas line for a new range or dryer?
Yes. New appliance runs are routine work in Michigan, including sizing the line correctly and pressure testing before the appliance is connected.
How long does repiping a house take?
Most Michigan homes are repiped within a few days depending on size and access. Water is typically restored at the end of each working day.
Copper or PEX — which should I choose?
PEX is faster to install, costs less, needs fewer joints and handles freezing better. Copper lasts a very long time and is preferred by some homeowners for exposed runs. We price both.
Can I thaw a frozen pipe with a torch?
Please don't. Open flame on a pipe is a leading cause of house fires in winter, and it can boil water trapped in the ice and burst the pipe. Controlled heat and patience are the right approach.
Nothing comes out of one faucet but the others work.
That's a localized freeze, usually on an exterior wall. Open the faucet so melting water has somewhere to go, keep the cabinet doors open, and call before the thaw releases a split.
Can you work outside our business hours in Michigan?
Yes, and we prefer to. Most commercial repairs in Michigan are scheduled overnight or before opening so nothing interrupts trading.
Do you handle property management portfolios?
We do. Multiple properties, itemized invoicing per unit, and one point of contact for scheduling across the portfolio.
Who is responsible for the water line in Michigan?
Typically the utility owns the main and the meter, and the homeowner owns the service line from the meter to the house. That means service line repairs generally fall to you.
Do you have to dig up my driveway?
Not always. Where conditions allow, we pull a new line through trenchlessly between two small access pits, leaving the driveway and lawn intact.
